Senior Project Manager

Key Responsibilities

• Lead and manage a portfolio of multiple construction and fit-out projects simultaneously.
• Ensure projects are delivered on time, within budget, and in accordance with quality and HSE standards.
• Develop and maintain project schedules using Primavera P6 or equivalent planning software.
• Coordinate with commercial, procurement, finance, design, and factory teams to ensure smooth project execution.
• Establish and implement PMO standards, governance processes, and project management best practices.
• Monitor project performance through KPIs, dashboards, and Power BI reporting.
• Manage project budgets, billing, cost control, and cash flow using ERP systems such as Microsoft Dynamics 365 Business Central.
• Lead value engineering initiatives and optimize project costs without compromising quality.
• Administer contracts, manage client correspondence, and ensure compliance with contractual obligations.
• Prepare, evaluate, and negotiate variations, claims, and change orders.
• Manage project risks through proactive planning, mitigation strategies, and contingency management.
• Build and maintain strong relationships with government authorities, consultants, clients, and key stakeholders.
• Lead monthly project review meetings and implement corrective actions where required.
• Supervise, mentor, and develop project teams to achieve high performance.
• Ensure successful project close-out, including final accounts, warranties, documentation, and lessons learned.

Requirements

• Bachelor's Degree in Civil Engineering, Architecture, Construction Management, or a related discipline.
• Minimum 10 years of experience in construction and fit-out project management.
• Minimum 5 years of experience managing projects within Saudi Arabia.
• Proven experience managing multiple large-scale construction or fit-out projects simultaneously.
• Experience delivering lump-sum contracts for government or giga-project clients is highly preferred.
• Strong knowledge of FIDIC or other government contract forms.
• Excellent experience in contract administration, claims, variations, and commercial management.
• Proficiency in Primavera P6 , project scheduling, and project controls.
• Hands-on experience with Power BI and ERP systems such as Microsoft Dynamics 365 Business Central or similar.
• Experience establishing or managing Project Management Office (PMO) processes.
• PMP certification or equivalent is preferred.
• Strong leadership, negotiation, communication, and stakeholder management skills.
• Fluency in English is required; Arabic is highly preferred.
• Willingness to travel and be based in AlUla for extended project durations.
