Civil Project Manager - Residential Projects | Saudi Arabia

As the Civil Project Manager , you will be responsible for planning, managing, and delivering residential construction projects from inception to handover. You will oversee all civil construction activities, ensuring projects are completed safely, on time, within budget, and in compliance with quality standards, contractual requirements, and Saudi regulations. The role requires close coordination with consultants, contractors, subcontractors, and internal stakeholders to achieve successful project delivery.

Key Accountabilities 

The position involves: 

• Lead and manage the execution of residential construction projects throughout all project phases, from mobilization to final handover.
• Develop and monitor project execution plans, schedules, budgets, and resource allocation to ensure timely and cost-effective project delivery.
• Oversee all civil construction activities to ensure compliance with approved drawings, specifications, project requirements, and quality standards.
• Coordinate with architectural, structural, MEP, procurement, planning, and commercial teams to ensure seamless project execution.
• Manage main contractors, subcontractors, consultants, and site teams to achieve project milestones and contractual objectives.
• Monitor project progress, site productivity, manpower utilization, and material availability, implementing corrective actions when necessary.
• Ensure compliance with Saudi building regulations, municipality requirements, company standards, and HSE policies.
• Identify project risks, resolve technical and construction challenges, and implement mitigation plans to minimize delays and cost overruns.
• Conduct regular site inspections, progress meetings, and performance reviews with contractors and stakeholders.
• Review project reports, schedules, change orders, claims, and payment certifications to ensure effective project control.
• Monitor project costs, variations, and budget performance while supporting cost optimization initiatives.
• Ensure proper documentation, reporting, and record management throughout the project lifecycle.
• Lead project close-out activities, including snagging, testing and commissioning coordination, client handover, and final completion.
• Maintain strong communication with clients, consultants, government authorities, and internal management throughout project execution.

Knowledge, Skills, and Experience

We are Looking for:

• Bachelor's Degree in Civil Engineering or a related discipline.
• Minimum 15 years of experience in project management and civil construction within large-scale residential developments .
• Mandatory experience managing residential construction projects in Saudi Arabia.
• Proven experience delivering residential compounds, villas, apartment buildings, or mixed residential communities from construction through handover.
• Strong experience managing main contractors, consultants, subcontractors, and multidisciplinary project teams.
• In-depth knowledge of Saudi construction regulations, building codes, municipality requirements, and industry best practices.
• Strong understanding of project planning, scheduling, budgeting, cost control, contract administration, and risk management.
• Proficiency in Primavera P6 and/or Microsoft Project, AutoCAD, and Microsoft Office applications.
• Knowledge of construction quality management systems and HSE requirements.
• PMP certification is preferred.
• Strong leadership, negotiation, problem-solving, and decision-making skills.
• Excellent communication, stakeholder management, and team leadership abilities.
• Ability to manage multiple priorities and deliver high-quality residential projects within tight schedules and budget constraints.
