Property Manager maintains a portfolio of properties. Directs the buying, selling, and leasing of properties in the portfolio. Being a Property Manager provides information on operating costs as well as the annual budget for the properties. Evaluates records for accuracy, completeness, and compliance with policies. Additionally, Property Manager may manage commercial, industrial, or residential properties. Requires a bachelor’s degree. Typically reports to top management. The Property Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. Extensive knowledge of department processes. To be a Property Manager typically requires 5 years experience in the related area as an individual contributor. 1 to 3 years supervisory experience may be required.

Our company is looking for a Property Manager to join our team.

Responsibilities:

  • Provide direct communication with and assistance to tenants;
  • Prepares and implements annual Asset plan and the corresponding OPEX and CAPEX budget covering all aspects of operations;
  • Ensure that all tenants and unit owners of the building comply with the relevant rules and fire safety code;
  • Maintain necessary records of all financial transactions for the property;
  • Manage tenant leases, payments, and keep management up to date on tenants;
  • Conduct Agency Service Weekly Area Report (ASWAR) and quarterly evaluation;
  • Conduct studies and recommends innovative programs that would benefit the tenants, approves by the board;
  • Undertakes the regular Emergency Response Plan (ERP) drill for all emergency situations (such as fire, earthquake, flooding, typhoon);
  • Conduct monthly operations meeting with the security, housekeeping, maintenance and administration personnel;
  • Ensure the 100% availability and operability of key equipment at all times;
  • Fully informed of current rental rates, sizes, locations and all amenities of property;
  • Reviews and approved all fit-out repair works by tenants and unit owners;
  • Ensure the implementation of CHEFS program;
  • Prepare and conduct General Assembly (GA) and regular board meeting;
  • Ensures the daily inspection of the property.

Requirements:

  • Proven knowledge and understanding of property management procedures;
  • At least 3 years of property management or real estate experience;
  • Detailed-oriented with a notable focus on ensuring and maintaining accuracy in record keeping;
  • With excellent communication, leadership and problem solving skills;
  • With the ability to effectively respond to complex inquiries or complaints from clients and management;
  • Problem Solving;
  • Previous experience in commercial and/or property management;
  • Full-Time position(s) available;
  • Strong knowledge in lease agreements, business permits & government licenses, market & financial analysis, construction management;
  • At least 2 year(s) of working experience in the related field is required for this position preferably in Property/Facilities Management;
