Project Commercial Manager - Residential Projects | Saudi Arabia

The Project Commercial Manager will be responsible for overseeing all commercial and contractual aspects of construction projects, ensuring cost efficiency, strong financial control, and successful project delivery from a commercial perspective.

Key Accountabilities 

The position involves: 

• Manage project budgets, cost control, forecasting, and cash flow to ensure project profitability.
• Oversee all contractual and commercial matters including contract administration, variations, claims, and final account settlements.
• Monitor project costs against approved budgets and prepare regular commercial and financial reports.
• Coordinate with procurement, project, and engineering teams to achieve commercial objectives.
• Review subcontractor agreements, payments, and commercial performance.
• Negotiate variations, claims, and other commercial matters with clients and subcontractors.
• Identify and mitigate commercial and contractual risks throughout the project lifecycle.
• Ensure compliance with contract terms, company policies, and project requirements.
• Liaise with clients, consultants, and subcontractors on all commercial matters.

Knowledge, Skills, and Experience

We are Looking for:

• Bachelor’s degree in Quantity Surveying, Civil Engineering, Construction Management, or related field
• Minimum 10+ years of experience in construction projects (mandatory)
• Proven experience in residential and hospitality projects (essential)
• Strong background in commercial management, cost control, and contract administration
• Solid knowledge of construction contracts (FIDIC preferred)
• Strong negotiation, analytical, and stakeholder management skills
• Ability to manage multiple projects and deliver under pressure
• Excellent communication and commercial acumen
